Everything You Need to Know About Working With a Buying Agent in London

Back

Thinking about buying property in London but not sure whether you need a buying agent? You’re not alone. It’s one of the most common questions we hear, particularly from international clients and those navigating the Prime Central London market for the first time.

As a Prime Central London buying agent, we work exclusively for buyers, helping them navigate a complex, fragmented market where many of the best opportunities never appear online. Below, we answer the questions we are most frequently asked, so you can decide whether working with a buying agent is the right move for you.

THE BASICS

What does a buying agent actually do?

A buying agent works on your behalf to find, evaluate, and secure a property. Unlike a traditional estate agent, who represents the seller, a buying agent is entirely focused on your interests.

From defining your brief and sourcing properties to arranging viewings, carrying out due diligence, negotiating terms, and managing the transaction through to completion, we handle the process so you don’t have to.

How is a buying agent different from an estate agent?

The key difference is who they work for.

Estate agents are instructed by sellers or landlords. Their role is to achieve the best outcome for the seller and to sell properties from their own portfolio.

A buying agent works exclusively for you, the buyer. We search the entire market on your behalf, not just one agency’s listings. This means your interests come first in every recommendation, negotiation, and decision.

Crucially, this also includes access to off-market property, where homes are quietly traded without ever appearing on public portals. We often know what is coming to market before it is formally launched and understand the real context behind listings, not just the brochure details.

How does the UK property market work differently from other countries?

This surprises many buyers, including British ones. The UK has some of the lowest estate agency fees in the world, typically 1–2% of the sale price, compared with 5–6% in many other countries.

As a result, the market is highly fragmented. Estate agents operate hyper-locally, often covering just one or two neighbourhoods. If you want to view properties in both Notting Hill and South Kensington, you may need to deal with multiple offices, even within the same firm.

For buyers, especially those exploring several areas, this means repeated conversations, disconnected viewings, and significant time investment.

A buying agent removes this friction. Because we are independent and work solely for you, we search across all neighbourhoods simultaneously, preview properties from multiple agents, and bring you only the best opportunities that genuinely fit your brief.

Do I actually need a buying agent in London?

You don’t need one. Most Britons rely solely on their own judgment when it comes to buying a property, despite it being the biggest financial decision of their lives. However, in London’s competitive and complex property market, professional representation often makes a measurable difference.

This is particularly true if you are:

  • Buying off-market

  • Relocating from overseas

  • Exploring multiple neighbourhoods

  • Time-poor or unfamiliar with the process

A buying agent reduces risk, saves time, and often uncovers opportunities you would not find on your own.  Plus a good buying agent will also save you money or save you from making a costly mistake!

What should I look for when buying a property in Central London?

London is best understood as a collection of villages, each with its own character, price points, and lifestyle appeal. What works in Chelsea may not suit you as well as Notting Hill, South Kensington, or Marylebone.

A good buying agent helps you look beyond initial assumptions, uncovering areas and micro-locations that align better with your priorities and budget. We also ensure thorough due diligence on leases, valuations, building quality, and long-term resale potential.

Is it worth hiring a buying agent to negotiate the best price?

For most people, property is the largest purchase they will ever make. A significant proportion of transactions fail due to poor advice, weak negotiation, or breakdowns during execution.

We negotiate with context, data, and strategy, not emotion. Beyond price, we also negotiate terms, timing, and conditions that can materially affect value. Acting as your single point of contact, we coordinate solicitors, mortgage brokers, and tax advisers to ensure a smooth, well-managed transaction.

ABOUT THE PROCESS

How does the process work from start to finish?

It begins with a conversation. We take time to understand your brief, priorities, and constraints before searching.

From there, we proactively source opportunities, shortlist the strongest options, arrange viewings, conduct due diligence, negotiate terms, and manage the process through to completion.

You can read more in our detailed guide: How We Work: From First Conversation to Completion.

How long does it take to find a property?

This depends on your criteria, budget, and flexibility. In Prime Central London, some properties are secured within weeks, particularly through off-market channels. More specific or complex searches may take longer.

We are always upfront about realistic timelines and adjust strategy as needed.

What happens if I don’t find the right property?

We keep looking. There is no pressure to proceed with something that doesn’t feel right.

If, after an extended search, the right property does not materialise, you owe nothing beyond the agreed retainer. Our role is to find the right home, not just any home.

ABOUT COST

How much does a buying agent cost in London?

Our fees are transparent and agreed upfront. We charge a retainer at the start of the search, plus a success fee upon completion. The retainer is offset against the success fee, not added on top.

If the search does not result in a purchase within the agreed timeframe, the retainer is the only fee payable.

Is it worth the cost?

For most clients, yes. Skilled negotiation alone often offsets the fee. Beyond that, clients value the time saved, stress avoided, and access to off-market opportunities that are otherwise difficult to reach.

Do I pay if I don’t find a property?

If no purchase is completed, you only pay the retainer, which reflects the work undertaken. The success fee is payable only upon completion.

FOR INTERNATIONAL CLIENTS

Can a buying agent help me if I’m buying from overseas?

Absolutely. Buying property in London from abroad involves legal, tax, and logistical complexities. We manage the process on the ground, liaise with specialists, and keep you informed so nothing is missed.

Do I need to be in London to use your services?

No. Many clients manage the entire process remotely. We conduct viewings, provide detailed feedback, and guide decisions so you can proceed with confidence from anywhere in the world.

Is buying property in the UK different for non-UK residents?

Yes. Stamp duty, mortgage availability, and legal requirements can differ. We work closely with specialist advisers to ensure you understand the implications before committing.
